The Landlord’s Legal Checklist: Staying Compliant

Property Managed Properly

Being a landlord in New Zealand means more than just collecting rent. With strict legal obligations, failing to meet them can result in significant fines. Here’s what every landlord must know in 2025.

1. Healthy Homes Standards

Since 2021, all rental properties must comply with Healthy Homes Standards. These include:

– Fixed heating in living rooms

– Ceiling and underfloor insulation

– Extractor fans in kitchens/bathrooms

– Ground moisture barriers

– Draught stopping

Rentall ensures every property meets or exceeds these standards with pre-tenancy inspections and certified contractors.

2. Tenancy Agreements

Every rental must have a written agreement that includes:

– Names of the parties

– Start and end dates

– Rent amount and payment frequency

– Insulation and Healthy Homes compliance statements

Rentall provides compliant digital agreements, protecting both landlords and tenants.

3. Bond and Rent Management

Bonds (up to four weeks’ rent) must be lodged with Tenancy Services within 23 working days. Rent must not be increased more than once every 12 months, with 60 days’ notice.

Our system automates compliance—lodging bonds, issuing rent receipts, and managing increases legally.

4. Property Inspections

Routine inspections must be spaced at least four weeks apart. We carry out thorough, respectful inspections and provide photographic reports.

5. Dispute Resolution

Should issues arise, Rentall helps landlords avoid Tenancy Tribunal disputes through documentation, mediation, and timely communication. Stay compliant and stress-free. Let Rentall manage your property — Contact us.
