Methamphetamine contamination in rental properties was a major concern in past years. But how relevant is meth testing in 2025, and what do landlords need to know?
Current Guidelines and Thresholds
The New Zealand Standard for meth testing allows up to 15 micrograms per 100 square centimeters on surface wipes. Some insurers require lower thresholds, around 1.5 μg/100 cm².
Is Testing Mandatory?
Meth testing is not legally mandatory in most rental agreements or at tenancy changeover—unless required by insurance or specific landlord policy.
When Should You Consider Testing?
- When purchasing a previously rented property
- If tenants complain about health or odors
- In high-risk areas or after known illegal activity
What About Remediation?
If contamination exceeds thresholds, professional cleaning and remediation are necessary before re-letting.
