Why do you ask personal questions?

We follow strict compliance guidelines when it comes to respecting your privacy, and only ask those questions which are necessary for the purpose of your tenancy application and ongoing compliance. We also protect your information once we have it, and delete it when it is no longer required.

How old do I have to be to rent a property from you?

A tenant needs to be able to sign a legally binding contract – in this case a tenancy or lease agreement – and for that you must be 18 years of age or older.

What documents do you need?

We are required to carry out due-diligence on your application. This means we need to establish identity, ability to pay rent and credit history, and depending on the property, obtain references about your past rental history. To achieve this you might provide valid photo ID, a bank statement or other proof of income, letter from employer or other satisfactory documents. We’ll take you through this.

Is it hard to transfer my bond if I take on a new property?

Actually it’s really easy for us to do this on your behalf. The first thing is for you and your current landlord to agree on the amount that should be returned in writing. We can then take care of the rest as part of our on-boarding process.

How often will I pay rent?

You are required to pay rent either weekly or fortnightly in advance depending on the tenancy. We will discuss this prior to any agreement to make sure all parties have clear understanding of their rights and expectations.

How much it will cost to move in?

This will be explained to you prior to any agreement. Usually the rent is due 1 -2 weeks in advance, along with a 4 week bond amount. This is payable to Rentall as your property manager, and we then lodge that to Tenancy Services to hold in trust. At the end of the tenancy, if there is no outstanding rent or damage costs, the full bond is refunded to you.

What is the difference between a fixed-term or periodic tenancy?

A fixed-term tenancy lasts for a set amount of time that is more than 90 days (for example – 1 year). There is no maximum length for a fixed-term tenancy. The length must be on the tenancy agreement and the date the fixed-term ends. You can only give notice to end a fixed-term tenancy early if the landlord and tenant both agree.

A periodic tenancy can start if a landlord and a tenant agree to it in the tenancy agreement. It has no end date and continues until either the tenant or the landlord gives the correct written notice to end the periodic tenancy. If a fixed-term tenancy is coming to an end and neither party gives the correct notice, the fixed-term tenancy automatically becomes a period tenancy.

What happens if I lock myself out?

Accidents happen. Our policy (Lifeline+ 365) means we can let you back into your home during business hours free of charge. If you lock yourself out in the middle of the night, we can let you back in after hours with a call out fee charged.

How often do you carry out inspections?

Our standard plan includes quarterly inspections, beginning with one between 4-6 weeks after moving in. This is subject to change depending on outcomes and owner preference.

What happens if repairs are needed?

If your property require repairs or maintenance, contact your property manager. Rentall have supplier agreements with local professional tradespeople, and will arrange access to have the job done quickly – if the maintenance is urgent, make sure you call us straight away, otherwise, please log a maintenance request.
