What Are the Healthy Homes Standards?
The Standards set minimum requirements for five key areas: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. These requirements ensure homes are warm, dry, and safe, reducing health risks like asthma and respiratory illnesses.
Key Changes for 2025
- Heating: A fixed, non-wood heating device (like heat pumps or electric heaters) must be installed in the main living room. Portable heaters aren’t acceptable.
- Insulation: Ceilings and underfloor insulation must meet minimum R-values appropriate to the region.
- Ventilation: Bathrooms and kitchens require extractor fans; windows must be able to open.
- Moisture: Homes must have effective moisture barriers beneath floors and drainage to reduce dampness.
- Draught Stopping: Gaps under doors, around windows, and in floors must be sealed.
Who Must Comply?
All landlords must comply with these rules, except for some short-term or temporary rentals. Failure to comply can lead to penalties from the Tenancy Tribunal—up to $7,200 per breach.
