Under the Residential Tenancies Act 1986,tenants have the right to:

  • Live in a property that is clean, safe,and meets the Healthy Homes Standards.
  • Have quiet enjoyment of the property—landlords can’t show up unannounced.
  • Receive proper notice for rent increases (at least 60 days) and property inspections (at least 48 hours).
  • Have their bond (no more than four weeks’ rent) lodged with Tenancy Services.
  • Request repairs in a timely manner.

Tenants also have the right to take disputes to the Tenancy Tribunal if issues cannot be resolved.

Your Responsibilities as a Tenant

Tenants must:

  • Pay rent on time and in full.
  • Keep the property reasonably clean and tidy.
  • Report damage or maintenance needs promptly.
  • Not cause or permit damage intentionally.
  • Respect neighbours and not create excessive noise.
  • Give proper notice when ending the tenancy.

Failure to meet these responsibilities can lead to warnings, termination notices, or deductions from the bond.
